Q:  What does Freehold mean?

A: Freehold is the right in a property to hold it with a perpetual right. In freehold right there is no limit of time to hold the property like in case of leasehold property. A freehold property lies with the title holder unless he transfers it of his own.

Q:  Can I live year round on my Maravu property?

A: Yes, this is possible. However, should you wish to reside in your home only part of the year, and wish to lease it out to tourists at other times, Maravu Resort will offer property management services if you wish.

Q:  Do you offer property management services for times when I am not living at my property?

A: Yes. Please contact us for details.

Q:  Can I sell my Lot ?

A: Yes. You are entitled to sell your Lot at any time you wish. While Maravu Resort Limited will not have any legal responsibility to assist you, it is anticipated that Maravu Resort Limited will maintain liaison with agents and other interested parties representing prospective purchasers, and may be in a position to provide some assistance. Any sale must comply with the strict terms and conditions with all applicable Fiji Law, including requirements as to repatriation of capital and profits.

Q: What happens if a cyclone damages the resort?

A: Maravu is insured for cyclone damages; also each villa can be insured for cyclone damage.

Q:  What happens regarding my access to facilities rights if the resort is sold?

A: Nothing would change.

Q:  Are there any ongoing charges?

A: There are ongoing charges for access to Resort Facilities and also for rubbish collection, maintenance of roads, open spaces, waterpipes and electrical plant.  Details are available in the contract,  please contact us for details.

Q: Who maintains the access road and provision of utility lines to the subdivision?

A:  Details are available in contract, please contact us for details.

Q: Do I need to have a lawyer represent me in Fiji?

A: No

Q: What are the options for servicing my villa when I am staying there and what will it cost?

A: See Property Management Agreement.

Q: What about security in the area?

A: Owners will contribute to security services on the subdivision that will be organised by Maravu Resort. 

Q: Will further development of the adjoining lands occur?

A: Most probably not.

Q: Are there any design restrictions about the type of home that can be built?

A: Yes, some design restrictions are in place. Details are available in the contract, please contact us for details.

Q: Can you recommend any architects, builders or construction companies?

A: Yes.

Q: Is there a time limit by which time I should build a home on my lot?

A: No

Q: May I buy more than 1 lot?

A:  Yes, but no further subdivision is allowed.
